  We were very happy to have Francesco meet us and take us to the apartment to settle us in. The apartment was huge, very well equipped and really gave us all the room to move that we needed. The proximity to the boats and gondolas was a delight and really kept the children entertained for long periods every day. The location was superb. Location is perfect, only few minutes walk from P. roma to our hotel and like walking around a building where we catch our shuttle, people's mover to our cruise ship. Vaporetto or water taxi is just outside the hotel. A grocery is close by where we bought our bottled water and food supply. We chose to walk via academia to rialto and P. mar - Coming from the airport by bus around 9pm, this hotel was close to the drop off point which was useful with roller suitcases. We were greeted by a friendly man who made us welcome and up-graded our room to one that overlooked the canal. It was great waking up to the canal boats going about their business, after we had enjoyed a comfortable nights sleep. Although simply furnished the room was clean and quaintly old-world with exposed beam look. The breakfast was great and plenty of it! The staff

  Our room and large terrace were wonderful. The room had lots of light with 4 large windows that all open with a canal view. The terrace looked over the rose garden and the Grand canal.
