we loved the room, it reminded us of home, but away from the stress of london. Our dog bruiser had a lovely time too. just a quiet little guest house a short walk from all facilities. Lovely spacious room, good price, good breakfast,. Staff were great, very friendly, very helpful. Breakfast was great, plenty of selection and all cooked fresh...The breakfast was delicious and included in the rate. The independence of checking myself in without a lengthy reception procedure. The room was very comfortable and bathroom clean.Good location, pleasant room and great breakfast included in the reaonable price. Clean, comfortable and straightforward. Clean room, coffee/ tea making facilities. nothing, this place is a joke, and its not a 4* place. was hard to find the lights int he hall ways. Parking is a big problem in Brighton in General and particularly bad in the nearby roads. Bathroom was a bit small. There is no reception. It's like a house rather, not a hotel. Bathroom was extremely tiny.Perhaps the curtain could have concealed the daylight better and I wasn't entirely convinced with the security from the fire escape, believing it to be a easy target for a break in. This is not really a specific complaint but the plumbing wasn't great - shower often slowed to a trickle, the wash-hand basin had little flow and the loo took several times to flush. And a pipe from the upstairs room leaked when used. But it's not exactly the first time I've encountered this. Why is all British hotel plumbing so bad?. the shower did not get warm/hot, needed to run for 15 min to warm up, the sink was clogged. TV not working. sounds petty, but couldn't get any conditioner or much soap from dispensers- bad design and bit stingy. Shower was hot for one shower, but then cold for second person. litle space. Saw NO ONE, keys and bill left in envalope for us. Could not get breakfast before 8am which is no good as we had to leave for work earlier, Sink in bathroom too small to have wash. room in a basement, wtf was that, this is not a hotel. The room rate was too high for what was on offer. Hotel looked as if was being run on a shoe string and requires a complete refurbishment. No staff permently at the hotel only there for breakfast. It took 45 minutes for somebody to turn up after being reported that the room above mind had left tap running with water running out through light fittings in bath room.
