  We stayed 3 nights in Relais Frattina, everything was perfect. Located about 100 meters from the Spanish Steps and a comfortable 2.5 km walk from both the Vatican and colleseum this hotel is quiet (good double glazed and sound proofed windows) and only comprises 5 rooms.   Great location - right in the center of everything yet in a quiet street. It was very small which we liked. We took a junoir suite, it was very good, spatious, clean and comfortable. Avoid any restaurants near the Piazza, the food is awful and over priced, instead opt for the cafes/restaurants located down the side streets near the hotel - you won't be disappointed.
