The staff are very friendly and helpful, the accommodations are pretty and comfortable, the breakfast is plentiful and tasty, and its a great location for exploring both the city and other parts of the area.
Staff/owner a delightful individual full of information.
Andersons worked with us to cancel one night of our stay and resold the room so we did not have to pay. Kudos!

I enjoyed my stay here. I was made to feel welcome when I arrived. The owners were kind and friendly. The breakfast was really good. It is close to the city centre and is on a good bus route.
Everything was pretty well organized. Clean, comfortable, breakfast was

Room 7 has a glorious view of the firth, college playing fields, and quiet, final glide of small landing aircraft at Dundee airport. The bedclothes were color coordinated, the bath fully functional, the ventilation excellent.
Owners were very friendly, helpful and interested in their guests.
The bed was nice and on the hard side.

Nothing.
But I'm a weird guy and when I am asked "when do you want your
breakfast" if feel kinda pressed. And when I say "an hour
before checout, that is 9:30" and I hear a laughter I get furious!
I mean c'mon people, be more relaxed and polite, no harm in
that...... Which contradicted the next morning impression-where the same
guy was very friendly during the breakfast.....
Unlike a B&B, a guesthouse should have a residents' lounge which Anderson's does not.
No elevator (lift), alot of stairs.
Having to carry 18kg luggage two floors on the stairs by myself!.
Kind of expensive if you are traveling with an small budget and the towels didn't smell really good.

Anderson's is more a B&B than a guest house. Other than outside in front of building, there's no communal space. Breakfast room is locked except during breakfast and the front parlor is locked for private use. As a husband squeezed into a room with wife and her sister after being in a small car with them all day, I would have appreciated some space to hang out alone or with other guests.
I had room 9 which must be the tiniest I have ever slept in - you could touch both walls with outstretched arms. The en-suite bathroom actually felt larger than the bedroom. It was almost impossible to open one of the windows.
Very small single room, poor state of repair, functional shower, radiator control broken heating on full.
