excellent location on main street close to everything, nice superior room, clean and spacious for italian standard, parking availabele, friendly and helpfull staff - The hotel was very beautiful, especially the exterior and the interior had lovely old fixtures and photographs. The staff were very helpful.

The hotel staff was very polite and extremely helpful. The hotel room is spacious and grand, quite medieval venetian style. The hotel gardens and the surroundings are fascinating for an early morning stroll. Do eat in the hotel even though it's expensive as their executive chef menu is something to behold. What's not to like about a luxury yacht moored close to Venice with its own free water taxi to get you back after the water buses stop running. despite misgivings about the yacht being moored on another island it was very easy to get to Venice and back with a ten minute water bus ride.
Would recommend this for a different and special experience. -

The simple fact that it was an yacht. You slept in one of the cabins, could enjoy the sun in the deck, and so on. If you by any chance wanted to have dinner in Venice you didn't have to call a water taxi (the last bus is at 8pm) - they have a free transfer service to the yacht.

All that really matters is excellent: location, pleasant and competent staff, facilities, cleanliness. Breakfast was very good, but it`s main selling point is the terrace in which it is served - on top of the rooftop above the Grand Cannal with the most magnificent view.

Directly behind Campo San Zulian (Church), could be hard to spot due to the mazy outlook of Venice streets. If you spot Timberland, you are 30metres away from the main door of the hotel, take the quiet dark walkway on the left from timberland to avoid walking a long detour on the right (which leads to san marco square)
