My regular 80 room hotel had added a breakfast and doubled their price so I thought it was time to reconsider! For $22 per night a 25m2 room with a balcony and a view -wow! I arrived about 1730hrs asked for a Vietnam visa and had it back just within 24 hours for $56. There is an adjoining restaurant that provides great meals.

Location just around the corner from the river, the Palace and National Museum. Lovely staff, large room and comfortable bed. Great value.

- they have their meals and sleep in the front lobby.
At first the wifi didn't work but they fixed it and it was very good after that. No lift and steep stairs.

Could do with a bit of paint. Madrasses are really hard. The internet didn't work in the room. Had to stay in the hallway to use it.
Noisy guesthouse. Small staircase going up. Probably great for backpackers but if you want a bit more comfort, don't go for the bright lotus. Lots of places for the same/bit higher price that are much more comfortable (e.g. Alibi Guesthouse).
Staff were not friendly at all. Room had a very musty smell.
