Our aim was reasonably priced B&B and central to the waterfront area. We could not have been more pleased on those 2 counts. Lee, owner was delightful. The room was cramped but it was not a surprise given the cost of the accommodation. Shower at the foot of the bed was excellent and we had a very good breakfast in the adjoining building next door which we assume the owner owns. Central location was very convenient for beach, shops, restaurants, theatre.
Decor was fun.
2 minutes walk takes you to a bus stop from which you can go out to the countryside along the coast.
Value for money cheapest room I could get on a Saturday night so was
actually really impressed as reviews were awful. The shower was in the
bedroom which was fun.
Location was brilliant right next to the pier and all the shops you will
ever need in your stay. Staff were lovely and helpful. £8 permit parking.
Friendly, comfortable and within walking distance to everything we required from our holiday. The towels and perishables were changed daily.

The Guest house was right near the Brighton Wheel (i could see it from my window) also near the pier about a 3min walk. the room i had was a bit small,had a double bed TV with DVD and tea and coffee facilities.Bed sheets were clean,and i had a good nights sleep for each of my 6 nights there
shower pod was in the room with the bed,and i was surprised at how powerful the shower was. i was a solo traveller but if friends share a room it may be a bit unconformable with the shower in the room as the.
Loved to roll top bath. Bed was comfy and clean. Decor was a tad scruffy but since we only slept in the room it didn't really bother us that much. Proprietor was friendly and welcoming. Generally fine.
The location was brilliant. It was located in the heart of kemp town were all the pubs and clubs are. Two minutes from the beach and five minutes to the city centre.

Finding a parking space was a nightmare. Noise from the streets. Walls
were way too thin you could clearly hear the next room. Radiators were
on all night which made it too hot.
There were some low key maintenance work needed, but otherwise there was nothing to complain about really.

The shower and bath was in the same room as the bedroom. This was not a problem for myself and girlfriend, those if your friends sharing a room, it might be a problem. Also Breakfast is not provided.
Room was a little small
Room was on a slant which was a bit annoying.
Walls too thin so lots of noise, window broken as it wouldn't lock and no extractor fan so very awkward when showering. Very basic to poor cosmetic looks including loose skirting boards where my partner dislocated her toe and very dirty floors that don't get cleaned.

The sleeping room was so small, that we couldn't walk. One of us always had to stay in bed until the other one was finished. The toilet and the shower have been one floor down to use, it was loud and super expensive for what we got.

The room with a poor shower nearly dangerous when you close the two glass doors. The place was really noisy whith people walking around all the night. We were situated near the corridor and all the night we were hearing people coming in and going out the hotel. The staff was not hepful giving information about the town, etc.
