From the moment we arrived we felt at home. The facilities exceeded our expectations. Breda and her staff were friendly and made us feel like nothing was too much trouble. Breakfast was plentiful with variety. We were supposed to stay for one night but were so impressed decided to stay an extra night. Located close to Southgate train station, there is quick and easy access to the the centre of London. Great location, 5 minutes walk from Southgate shops, restaurants and Underground station. We ate a lovely dinner at Kye's restaurant which is in the opposite direction to the shops, 5 minutes walk away. The Oaks is is in a quiet location with friendly hosts, and it was a clean and well presented room.
tony,breda, and laura were so helpful, pleasant, and accommadating during our five day stay.our room on the top floor was spacious and the bathroom and shower was beautiful. location to the southgate tube station is very close. would reccomend the oaks guest house to anyone visiting london.
The accomodation was spacious and very tastfully designed. Very clean and every thing was of good quality. The breakfast although "continental" was full of variation with many selections to choose from. The Hostess was very attentive and no request was too much trouble.
We could come and go as we pleased and although a continental breakfast was included within the price - you didn't actually have to have it. The room was cosy and had all the facilities one would need for a weekend break.
The owner is accommodating and very kind, the guest house is immaculate and comfortable. Not super close to center city but on a main tube line and a straight shot to and from Heathrow. Excellent value.

Didn't get to sleep until the person in the room above stopped walking around at 1am. Also when any water tap in the building is used there is a loud noise so being a light sleeper I found it difficult to sleep. However, we will definitely stay there again. The pluses far outweigh the negatives.

Have very sensitive nose, and find fabric conditioner on the bed linen iritating. However this would not put us off staying there again.
The noisy people in the rooms next to us, as rather than close the doors quietly, they would let them slam shut.
Poor soundproofing of ceilings. You can hear every step from upstairs. But when a family with children left it was ok.

It's a little far from central london.
Spent £90 a night and had to walk half a mile every morning to find a
cooked breakfast. The owners are shaving every penny and sadly it shows.
In all the years I've been travelling on business I have never not
been offered something cooked for breakfast....anything!.
