We arrived around 10.30am to find it was no trouble to leave our luggage until book in time. On arriving at 5.00pm our luggage had been taken up to our room.(10/10) At breakfast we were greeted with the smiling face the young Chef. The cleanliness of the exterior/interior is 1st class. Best I've stayed in ever. spa bath was nice and room cosy. breakfast was nice too. very very close to west richmond train station. Nice peaceful street, leafy. East melbourne is so lovelly, had a walk thru the streets and the homes have all a uniqueness and charm as if you are taken back in time.

Good TV reception and access to Wifi from my room Close to CCBD so could walk to course Friendly reception and nice fellow tidying up after breakfast. I stayed for 2 nights to enable me to be near my husband who was a patient at Epworth Hospital which one can reach easily via a tram. I also felt safe even though I was travelling solo. I would certainly return should I need to be in Melbourne again. Very good value, well-situated in attractive and quiet residential area near a lovely park (Fitzroy Gardens) and not too far from the city's attractions. Night staff was very friendly and helpful in getting our bags up the many stairs. The rooms were great, they were clean and comfortable in size. The location was perfect for what we had planned whilst in Melbourne. The breakfast was AMAZING and the staff were friendly enough. And the price was within our budget. Very close to transport, very clean and friendly, easy offstreet parking, great breakfast, very relaxed, great facilities without overkill (or overpriced extras) we enjoyed our stay very much and will definitely stay again. There was no lift and no daytime assistance in getting heavy bags downstairs. For me personally the bed was a little too firm but I get that in every place I stay so it is not really a big negative. (There is nothing at all like your own bed!!!). At first a bit old fashioned but after settling in for a few minutes that turned into one of its charms. Parking was a bit squishy, but at no cost and in a safe location. Not much to dislike about this guest house. Nothing not to like for the price. shower took forever to become hot water. No microwave provided in room as booked. Wi-fi is free, but not very strong. Have to practically sit outside the office for it to work properly. No easily accessible wi-fi signal, though East Melbourne library is just down the street. I thought there could be a little maintenance done in the rooms. Room was very hot and stuffy needed more ventilation. n/a. Noisy pipes!. Cleanliness and dis-repair, (i,e hallway flooring bouncy--stumps?) which I hope will be addressed as they settle in to new business. The matress was not comfortable. Loved it all. Parking ,a little more upkeep on general bathroom items a little TLC.air con noisy, windows that can let in a little air,so as not so stuffy . Parking although offered tight. not having my own bathroom. Tiny bathroom(a handle on inside of door would be welcome!). needs a little maintenance. Lounge wass always cold. The instant coffee served at breakfast. Would have been much nicer to have brewed coffee. everything pretty good to me. parking area. Stairs. difficult to park in the parking lot, especially at dark. Beds not as comfortable as home. small room. Other noisy guests coming in at 2 am and no one to control them. Cloths on the tables at breakfast stained and covered in crumbs; I was virtually first down for breakfast so couldn't of been other guests, was left over from day before. No big deal for me but not a good look. The dining room attendant on Saturday morning was particularly aggressive towards us. We had the milk on our table as we were about to pour it when she took it away. When we stated that we hadn't finished with it, she told us it belongs in the fridge. We agreed and said we would put it back when finished with it. There were no manners with her at all. The sausages were extremely overcooked to the extent that they were all but inedible. Small bedroom; no chairs or tables; no plug in hand basin; no hot water; door to ensuite badly hung so it squeaked (bad in middle of night); reception closed early; no telephone in room; I guess you get what you pay for. Decor was severely outdated Was slightly on the expensive side but probably worthwhile only due to the location. dirty walls in room, cracked washbasin, poorly repaired tiles ,plant growing up through floor ! lamps that didn't work , cruddy furniture. The whole place is desperately in need of renovation. Carpet was stained, room facilities were old and run down, and the shower barely even warm. Even at this price a cold shower is just not acceptable. Breakfast was not to standard considering a room was priced over 200 dollars for a night. To serve instant coffee at a B&B and charge over 230 a night is outrageous. At those prices you would also expect a dedicated bathroom.
