This is a family guesthouse, and that explains why you feel so much at home there. The floor cover, design and dining room all make you feel a special guest. Breakfasts icluded, wifi is free. The breakfast was very tasty with lots of choice. Everything was served to your table which was nice but I actually prefer a buffet where you can choose what you want as you eat. Because everything here was served, you had to order your drink, cold starter and hot breakfast all at the same time. The staff were extremely friendly and professional.

When we got into the apartment, it took our breath away. It is
absolutely stunning. Everything was perfect. I will always stay there
when visiting Edinburgh. It is highly recommended for self catering.

The hotel is located above the Rick's bar and restaurant. However, the noises won't reach the rooms. The room is a bit compact but cosy enough. There are a wide range of drinks that could be chosen in the minibar of the room. And breakfast could also be ordered from the restaurant below. The location is good which is not far from the castle.

This is a B&B we will return to. At a perfect spot in “Edinburgh new town”, in the middle of shopping and restaurant areas. The building originally from early 19th century is well preserved and nicely taken to the 21st. The top floor stairs is old and torn but so full of charms. Nice rooms in harmony with building, furniture and facilities. Run by friendly owners and an adorable old cat watching the lounge. Good WI-FI. Breakfast is served at neighbouring Rick’s Hotel, really good.

Staff were fantastic. Really friendly and efficient and interested in making our stay enjoyable.
We thought the apartment was well designed, spotless, well furnished and perfect for a short city break. It was very relaxing.
The facilities were great, eg cooking and washing etc.
The location was absolutely perfect, right in the heart of Edinburgh.
We would not hesitate to stay there again, it's much better value and more enjoyable than a hotel.
