The location is fantastic, just 100 meters from Haymarket station and also easily accesible from the airport. Besides, the main attractions are also located within walking distance. No sweat!
The room and its facilites were good enough: great enough, featuring coffee machine and free wifi as well. Needless to say, the room was clean.

The attention of the staff to make sure you were settled in.
The staff had put on the heating in the room in advance so it was lovely and warm.
I was leaving before breakfast started and they had laid out cereal and toast making facilities to use.
They have spent a lot of money on new carpets and upgrading bathrooms to make them clean and very fresh.
Very strong and secure wi-fi

It was very clean and the breakfast was beautiful. The staff couldn't do enough for you. Great for families as there was a fridge in the room. Great for couples or groups. We are a Spanish people living in Liverpool and we spent the weekend in this beautiful Guest House to visit Edinburgh. We went by car, so the free parking 24 hours was perfect for us( Its is situated right at the hotel), The most famous Edinburgh's points are in walking distance, no need for a car. the breakfasts were large with lots of toasts the bedroom was large the beds very comfy the en suite was large the location was very central and on a bus route we were given a map when we arrived with the attractions and to see we also had a night of Scottish songs and guitar from allan the owner who also told the Scottish history through pictures on a big screen which was interesting and easy listening music

I arrived at a very unusual time. Whilst I didn't meet a member of staff the help I received over the phone was fantastic. This is a value for money hotel, which is what I wanted. To be honest I couldn't fault the place. They even contacted me after I'd stayed to let me know I'd forgotten something and offered to send on! Excellent value for

Excellent facilities in large traditional Edinburgh house, central
situation with easy access to town centre and attractions. Very
reasonably priced for facilities and the fact that it was a Rugby
Weekend which usually incurs doubling the price by many other Hotels and
Guest Houses. Whilst the guest house doesn't do breakfasts there are
good facilities nearbye, although for this particular weekend the host
cooked all guests who were visiting for the rugby a great breakfast on
