  An excellent location for our first visit to Modena. We were travelling by car and found the hotel easily with our satnav and the staff had kindly left the (pre-booked) garage open for our arrival. We were greeted with the offer of coffee and given complimentary bottles of water.   The room was large and comfortable. The owners were very nice. Unfortunately, they didn't speak much English and our Italian was poor although their son was quite good and very helpful. That however is not their problem but ours. Overall a very nice facility. - This family owned business is first class. The room we had was beautiful and spacious. The best thing about it for me was the air conditioning in the room. Most Italians are anti-air conditioning but it was 100 degrees the day we were there and the first thing I did was turn that cool air on.   The perfect accomodation!!! If you are in Modena this is a fairly cheap alternative for a stay in the city centre. Run by a perfectionist landlandy the apartment was both superclean, comfortable. The wi-fi worked excellent (contrary to other hotels/BBs we stayed at during our week in Italy).
