The localization is veery good ( for us at least ;P)- 5 minutes walking to metro Manzoni which is close to Termini, the central railway station. The staff was really kind and helpful, breakfasts tasty. There is a small kitchenette; we wanted to boil some water and make a tea cause it was cold and it wasn't a problem ;) so i think if you need to use some kitchen facilities you just need to ask.

1) Good location: though the hotel owner said it's walking distance from Termini train station, however, we took the Metro from train station once bought the Rome Pass. Very kind and friendly staff who want to do everything to make the guests feel at home(we had been there for 11 days and one day we must go out at 7 a.m. and did not have time to have breakfast, the staff arranged us to have the breakfast by ourselves. Very friendly staff, clean bedroom and bath, AC and shower works well. I thought the room is pretty sound proof, as we did not hear any noise during our 3 nights. Bed is firm but we liked it. The hotel is on a quite street and feels safe. It's actually next to an adult cinema but very quite and did not bother us.
