we stayed in an non refurbished room (rooms 9 and up have been refurbished), so the bathroom was a bit old and small, but had everything you needed. staff were amazing, very helpful and friendly. fantastic location one street back from the promenade and beach, and no steet noise at all at the back of the building.

Excellent location: near the beach, shops and the bus stop to the airport, right in the middle of the city centre. Good value for the money. There wasn't a minibar in the room as promised but there was a fridge in the hotel kitchen which we could use. Instead there was a kettle in the room. The staff was helpful and speaks English. 24/7 reception.

Hotel has good location close to a tram station. Staff is friendly and helpful. Rooms are of decent size, additional benefit is that the hotel is new. Parking place is available in the basement.
We spent there two nights, one on our way to Provence, the second on our way back home. On the second occasion we were upgraded to a bigger room without additional payment. This was very kind gesture of receptionist. I would certainly recomend this hotel.

Villa Eden is like a boutique hotel. Antique furnishings and feels very French. The staff is helpful and friendly. They have rooms with Mediterranean views. for low budget price, the service was great. Clean hotel, Owner was perfect. You are about 3 KMS from the old city boardwalk. As long as you know this going in, you are fine. Perfect value for what you pay for. Room is small, but again, it is budget. Great courtyard to wait for people while they get ready. Remember, you are in Nice to be in Nice and not in your hotel room.
Room is place just to rest head.

Hotel is actually one floor in a building, but that's not bad at all. Room was clear,spacious and tidy. Perfect location, just one street away from the beach. Great wi fi connection and a mini laptop in the room. Walls were a bit thin and u can hear people walking in the corridor, but that's not a deal breaker.
