Great location - go right for the beach and harbour and left for the
town. Just a few minutes easy walking in either direction. Bright ,
clean and welcoming b & b with friendly owners and great breakfast.
Luxurious ensuite bathroom in one of the upstairs double bedrooms. Area
and room nice and quiet in the evening and comfortable bed so slept
well. No traffic noise and the owner provided a parking space so we
didn't even use our car for 3 days , walked and caught the bus ,

We were made very welcome, and as the B&B has only 3 bedrooms it was almost like staying with good friends, and relatives who all get on well with each other.
the breakfast was very good offering almost every combination of traditional english fare..the room was clean and well provided with drinks and biscuits and the beds were comfortable in addition the place was quiet therefore sleep was not a problem .we will stay again when in the area.
Beachend was just as we expected from the web photos and other travellers' reviews. Tracy and Nick are very warm and friendly hosts, nothing is too much trouble. Our room was quiet, cosy, stylishly decorated and contained everything we could have needed, even mugs for our bedtime hot chocolate as well as cups and saucers for tea. The beach, sea, harbour, shops, pubs and restaurants are all in easy walking distance.
Friendly B&B, warm welcome, fabulous breakfasts, excellent location only a few minutes from the beach and town. Our room was very tastefully decorated and comfortable. Nice touches such as the offer of fresh milk for tea, bottled water, good quality biscuits and a piece of Devon Fudge on arrival. Would definitely stay again if we were visiting Exmouth.
This guest house was at a beautiful location with just a 5 minutes walk from the beach. The staff were lovely and polite, making it a pleasant an enjoyable stay. I would definitely recommend this hotel to friends and family to visit. If we were ever to be in the area again we will definitely re visit. Excellent.
The warm welcome - nothing too much trouble. Lovely room which, although smallish was very comfortable and very clean.
Helpful advice on local area and good location for both sea & town centre. We also enjoyed the communal breakfast in the lovely dining room.

There was nothing we disliked. Although parking is difficult right outside the house the free parking arranged by Tracy is less than 2 minutes walk up the road, and you can park outside to unload cases etc.
Our only problem was that the bathroom has no natural light so could have done with a light over the mirror. A minor problem really.
