The owner is very easy going, trying her best to provide you with the best living experience. Clean and comfy room which is more than I bargain for. I wish Abbotsford Guest House can appear in other countries so I don't need to spend time searching for a good hotel anymore. Breakfast is nicely made. I see no drawbacks at all! Totally worth it!

Bathrooms modern and clean.
If you want to stay out of central downtown, are driving a car and take buses and tours, this works very well. Some signs of wear and tear here and there but it has the character of an older building which was exactly what I was looking for in Scotland. The downstairs sitting room with snacks and bar fridge a nice feature. Business office available.

Eveything, the staff were very friendly, the breakfast was superb and the rooms were beautiful, once we had figured out where the twon centre was it was an easy walk an we throughly enjoyed our stay and will deffiantely return. - Staff were excellent. the lady that runs the b&b is really nice, kind helpful. it is also easily accessible by bus & you can travel anywhere around the city without so much hassle. i'll definitely stay here if i come to edinburgh next time.

Comfortable room with nicely stocked breakfast and snack area including fresh fruit. It gave the appearance that care has gone into making a pleasant guest room. Near a bus stop and easy to get in at any time. Free fairly quick reliable wi fi. A sure bet for a decent stay in Edinburgh. -

I arrived at a very unusual time. Whilst I didn't meet a member of staff the help I received over the phone was fantastic. This is a value for money hotel, which is what I wanted. Perfect location, close to centre of town. Received a very warm welcome, lovely people running the bed and breakfast in a relaxed, efficient way, they couldn`t have been more helpful. My room was clean, comfortable and had all I needed, the house itself is a beautiful old Edinburgh town house. Fantastic breakfast and I look forward to staying again for my next great night out in the big Toun!
