  The hotel is very well located. It is very close form the train station and a couple steps from the bus and taxi station. You can easily reach San Marco by foot and easily get back by boat. Even though it's not by any canal, there is a nice Venezian roof view from the top floor, where we stayed. Location is good. Being our first visit to Venice and having read that it was a little difficult to find (true as the venue is not well sign-posted), we called the duty manager from the nearest water taxi stop (S. The staff were extremely polite and helpful with instructions on how to get around the city, and looked after our baggage when we went for a walk about the city after we had checked out. The staff were very helpful and gave our young children little gifts (and hot chocolate!). The breakfast buffet had a good choice and we felt very welcome. Next boatstation (Sant' Angelo) is about a minute away.
