Perfect location, close to centre of town. Received a very warm welcome, lovely people running the bed and breakfast in a relaxed, efficient way, they couldn`t have been more helpful. My room was clean, comfortable and had all I needed, the house itself is a beautiful old Edinburgh town house. Fantastic breakfast and I look forward to staying again for my next great night out in the big Toun!

Room was very nicely and comfortably furnished, inpeccably clean that it
made me feel at home immediately. There were nearby bus stops but I had
preferred to walk (about 15 minutes to Waverley Station). A large
supermarket (Tesco) is 5 minutes away and so are a number of
restaurants. I went on a day tour that set off early in the morning and
John (the owner) gladly served breakfast earlier than usual for me, so
that was great hospitality. If it were not fully booked, I'd have

The staff were extremely helpful and we enjoyed being in the surroundings of the old part of the hotel. It had character as well as having modern facilties. We (my husband and I) stayed in BB 3 nights. It was a very good experience. People here is very friendly and willing to help for anything. Our room is designed so amazing as Scotland style. Absolutely wonderful place to stay!!! We came with a 4 month old, and they could not have been more accommodating! It was raining and they even lent us umbrellas for the day. The room was wonderful, clean and the staff were beyond nice. I would recommend this place to stay for anyone visiting Edinburgh. Plus it's right in the middle of everyth

We didhave one problem that when we first got our room it wasnt clean butthis was quickly rectified and we got a new room and a welcome pack.Only other problem was tv reception but I did not spend much timewatching tv anyway.
