Location is perfect. They are installing tram lines in the street but it still has access if you are arriving by car or taxi. Its a short walk to Waverly Station and all main tourist attractions can be reached by foot if you like to walk.
Room was excellent, breakfast was great. Did not try the restaurant at night but menu looked good and fairly priced.
Staff were all very friendly and attentive.
A little bit pricey but for a stay during the Festival it was fairly priced compared to other optio

We paid the minimum and got the maximum in comfort with a freely given upgrade. The staff were very welcoming and were pleased that we were pleased. Fabulous hotel. Staff were great, everybody was friendly and polite and went out of their way. Location is super, 2 minutes walk from haymarket station and 15 walk into Edinburgh city centre. Buses stopped outside the hotel to go to Princes street if you didn't fancy the walk. Food was good, we had breakfast and was lovely with lots to choose from. Didn't eat there otherwise but saw the food and it looked very nice. Rooms and beds clean and comfy. Great hotel.
