The owner is very easy going, trying her best to provide you with the best living experience. Clean and comfy room which is more than I bargain for. I wish Abbotsford Guest House can appear in other countries so I don't need to spend time searching for a good hotel anymore. Breakfast is nicely made. I see no drawbacks at all! Totally worth it!

If you want to stay out of central downtown, are driving a car and take buses and tours, this works very well. Some signs of wear and tear here and there but it has the character of an older building which was exactly what I was looking for in Scotland. The downstairs sitting room with snacks and bar fridge a nice feature. Business office available.

Excellent facilities in large traditional Edinburgh house, central
situation with easy access to town centre and attractions. Very
reasonably priced for facilities and the fact that it was a Rugby
Weekend which usually incurs doubling the price by many other Hotels and
Guest Houses. Whilst the guest house doesn't do breakfasts there are
good facilities nearbye, although for this particular weekend the host

We booked a double and got a very spacious and comfortable room downstairs with 2 beds (queen & a twin). Check-in was quick. Heaters worked great for the chilly Dec weather. The B&B has really nice, with high ceilings and mouldings. Owner was very friendly and a nice welcoming host. Bed was comfortable, rooms were warm. Free Wi-Fi good for checking out local restaurants etc. Is about a mile walk from train station, with a nice bar restaurant called "Reverie" near-by on the way in to town.
Breakfast was good, with coffee or tea to suit. We would stay again.
