Everything an excellent choice
Location
I was advised it was ok to park outside the hotel till 8.30am and then i required a parking voucher.I got a ticket as i wasn`t told there was a residents only parking restiction.£60 fine.
Breakfast was quick service and enjoyable food - well cooked. Room was stylish, Fittings were modern. Room was clean. Staff were friendly, professional and polite. Hotel was quiet and well organised.
Iron wasn't working.

the hotel was best part as we going on a sunday very good deal of 188.00 with bottle of bubbles , and room very nice clean and tidy and every you need .we had real good time i would like to go back again
The staff were extremely welcoming and helpful. The room itself surpassed my expectations and was very well furnished, giving an air of luxury in the choice of fixtures. Having the garden outlook was an added delight!
The room became a little cold in the late evening - the single radiator could be adjusted, but the heating system appeared to be on a timer as the radiator only remained warm for a short time.

Gorgeous facilities, high levels of comfort and style. Quiet area, nice location from which to explore this section of Edinburgh. Not too far from the bustle of Princes Street or the Royal Mile. Accommodations for 4 were in place and ready for us.
Our suite was a very large room, not a suite of rooms, but lovely and comfortable.
The staff were very friendly and helpfull, nothing seemed too much trouble,the grade 2 listed building was full of character and charm.loved the decor.
Not dislike as such, just the curved stairs at the base caused me a few problems, wearing verifocal glasses,I found it difficult to negociate the bottom steps,same coloured stair carpet and ground floor carpet, and lighting..! bathrooms should have a good none slip bathmat, floors were slippy when wet.

If you book the Royal Mile apartment be aware it is several miles from the hotel and does not include breakfast. We didn't realize this until we got there . Fortunately they were able to accomodate us at the hotel in two big beautiful rooms. We had a look at the Royal Mile apartment and it was gorgeous.
We were upgraded to Number Ten when we asked if it were possible to have 3 single beds, rather than a double and single. Lovely staff, all very helpful.

I loved my room, it was very comfortable.
I would recommend improvement to the staff that serve breakfast. They ran through the room and were loud when shouting across the room. It was not a nice experience for be afronted with all this noise first thing in the morning. I would also recommend having hand towel racks installed in the bathroom's next to the sink. It's a bit annoying that the only place to put a handtowel was in the tub.
The Quality and cleanliness of the room
The staff didn't speak English very well, they couldn't understand me at times. They gave us a used bottle of Molton Brown lotion.

Size of the room, breakfast, service, location. It is a very nice building in a quiet street, only ten minutes walk from the centre.

We enjoyed the relaxed, unobtrusive atmosphere of the hotel. Thelocation, although a walk to the old town, proved to be a haven awayfrom the bustle and in a beautiful georgian terrace setting. The suitewas huge with a fabulous bathroom, very oppulent! We enjoyed a lovelyevening dinner by candlelight, which proved to be a similair price,compared with eating out at most decent restaraunts.

We booked a king size room with a jaccuzzi. The bed was a full size and the room was set up with a huge contraption in another room that was the jacuzzi. There was no place for a women to get ready.. besides standing in small bathroom... if you are american and need to use flat iron or such... no way to do this in this bedroom without sitting on floor... a little ridiculous. Also no elevators..

noise level . sound of a hammer thumping at 9 am. The washhand basin in the toilet downstairs had a sign saying do not use. How is one to wash ones hands??

The manager was great and made us feel welcomed. The room was very cleanand stylish decorated, great location, walking distance to Prince st.And many local bars.
The room was very tiny, my husband and I felt very uncomfortable, therewas even no chair in the room. And the wireless internet didn't work atall. The front desk lady was not very friendly.
The room was a suite with two small rooms - one of which was filled with a giant jacuzzi. Bit cramped in the bedroom part
The studio apartment was clean, well furnished and in a great location.
The apartment itself was situated about 25 minutes away from the hotel.Even though it was such a long way away we had to pick up theapartment's key from the hotel first and make our own way back again.
We stayed in the apartment #3 at parliament square. The location is thebest you can get in Edinburgh, right on the Royal Mile. The apartmentis nicely decorated and large: 2 bedrooms and a nice living room +kitchen. Over all it is a great self catering apartment in the bestEdinburgh location.
Some technical issues should be taken care of: the warm water heaterleaks and we had to shut it off after each usage. There was no cleaningof the apartment during our stay. There is no breakfast provided butplenty of coffee restaurants on Royal Mile.
