The courtesy & friendliness of this B&B is 5 Star. On arrival we were greeted outside & shown where to park. Our room was Modern & Comfortable with a very clean large shower in en suite, we stayed in room 3, when entering your eye immediately goes to the beautiful stained glass window that has a small balcony beyond with a seat giving a partial view of the sea. The service and attention to customers was outstanding. As soon as our
booking was made we received a welcoming email with a useful map
attached - nice detail. Parking in the area is a problem and we were met
at the door, helped with our luggage and guided to a parking
space.Throughout our stay the owner, Dan, was always available offering
helpful suggestions on where to dine in the town and attending our
requests. Inside very comfortable bed, room had tea/coffee-making
kettle , always a plus .
The hotel is in the perfect location and easy to find. Lovely room with beautiful bathroom and it has everything you need and more!!! The owners are just fantastic, so welcoming and helpful! The hotel has quirky decor with lots of lovely little touches. The cooked breakfast is one of the best I have ever had. Would definitely stay again! It's a treat!!!.

The decor, modern and clean, I especially liked the wood effect tiles in the bathroom.

If you don't like seagulls or have forgotten the noise they can make than Brighton isn't for you because they are everywhere & noisy. Also the party revellers can be loud on their way home in the early hours, I guess that depends on the night & time of year. This has no reflection on staying at this B&B, as it is the same all over Brighton.
The room and bathroom were quite small and definitely not for a long
stay with a lot of baggage.

The drinks tray being stored on the shelf under the table which was a little difficult to extract.
A small price to pay for what was a most enjoyable stay.
The room was small and the stairs. (Stairs are a problem for older people)
In saying this Dan kindly carried our luggage to and from our upstairs room.

Room slightly on the small side but did not detract from all the plus points.
The rooms are compact but that is the nature of the building and was not really a criticism from us, we quite liked it.
