Location is accessible, near MRT station. Best location if you have plan to roam around Luneta.
The owner anf his family are super friendly and helpful. It was dry and we had our own ownsuite toilet & shower and no Roaches. The breakfast was cooked and eatable. Free Coffee.

Comfort room is not that clean.
First of all the area is a bit dodgy. Just around the corner, you'll get haressed by gangs of street kids begging and trying to grope whatever loose item you have in hands or pockets. There was no roaches, but other bugs in the room. No clear view to the outside. Room smelled damp. Price seemed too much for the Area. The lobby is smokers area. WiFi did hardly work on the Room, though it's good in the Lobby. Very low ceiling (whatch your head).
smallroom - no window like small box with no sunlight - noisy because near reception where TV is on 24-hours - hard to find because in back-street.
Privacy clean no space poor service not comfortable no tv no Internet bathroom not clean too much cockroach.
