The hotel is just off main walking alley Calle dei Fabbri some 4 minutes north from San Marco. The distance between houses on opposite side in this area are tiny co do not expect any view from your window. Staff is excellent, always ready to please and help. Michelle speaks perfect English. Location is perfect. Although it is not on a canal, it's only 20 seconds walk to Grand Canal, 30 min leisuer walk to St. Marco's Squre, and 10 min walk to St. Lucia Train Station which is very convenient to us as we were travelling by train.

We stayed in a 2/Bedroom 6 sleeper apartment which we found to be very spacious, well appointed and clean. The staff were very helpful. Being our first visit to Venice and having read that it was a little difficult to find (true as the venue is not well sign-posted), we called the duty manager from the nearest water taxi stop (S. All the staff were suberb; they spoke good english, they smiled and they could not have been more helpful. Breakfast was excellent and exactly what we wanted - lots of choice and hot and cold options.

Location was about 10 mins walk from St. Marks Square. Close yet far enough away from crowds. Rooms were lovely.Ours was small but had view of canal while our friends had a huge room to make up for lack of view, I reckon! Personally, I loved room with a view. An easy walk from Piazzale Roma bus station and Santa Lucia train station (no boat to catch, no dragging suitcases through the heavy tourist traffic). There was absolutely no noise from the train station or the canal adjacent the apartments.

The apartment was a lovely surprise. The building is quite new on two levels curving around a canal with a residential piazza at the front. The apartment we had is upstairs, sparkling clean, light, comfortable and well equipped. It is located a 10 minute walk from the station. We couldn't find it immediately but on the second walk past we realised that each house has its own number in the locality, rather than a street number.
