At a perfect spot in “Edinburgh new town”, in the middle of shopping and restaurant areas. The building originally from early 19th century is well preserved and nicely taken to the 21st. The top floor stairs is old and torn but so full of charms. Nice rooms in harmony with building, furniture and facilities. Run by friendly owners and an adorable old cat watching the lounge. Good WI-FI. Breakfast is served at neighbouring Rick’s Hotel, really good.

I'd like to stay longer to interact with them. Definitely I'll came again.

  This b&b is excellent in every way. The Georgian home is most welcoming, and is as elegantly decorated as it is comfortable. The breakfast menu is as varied as you would find in the best hotel, and is beautifully presented by a pleasant staff. This will be my "Edinburgh home". - The room was well stocked with complimentary bottles of water every day. A lovely china tea service with a selection of teas and shortbread cookies as well as chocolates were in the room every day. The soaps and shampoo were ample and well stocked. The bed, couch and chairs were very comfortable and the room was large and had beautiful big windows. It is also situated in a lovely quiet area with access to private gardens nearby.

  All our stay was perfect. The bedroom was just like the one in the pictures. Very clean and comfy. Great double bed. Perfect with tea/coffee/chocolate facilities in the room. Double glass window. The location is excellent, walking distance to all attractions. There are road works going on, but these won't interrupt your stay and should be over soon. We were greeted on arrival in a friendly way and shown our very clean and spacious room, with bathroom ensuite. Our host offered an excellent recommendation for a pub for dinner.   The people at Martins Guesthouse were very friendly and the breakfast was perfect. I had the small room with a tiny ensuite bathroom on the top floor, but I knew that beforehand and I do not need much space - so it was perfectly ok for me.
