  The hotel is positioned in a quiet side street and was a tad more expensive than we usually pay for our city breaks but we thought it was good value in relation to the other hotels in the area. The front of house were very helpful with regards to restaurant recommendations - Very central boutique hotel within 5 mins of St Marks......loved the gondolas passing the door of the hotel & some had singers/guitar players ....the singing was brilliant !!! The staff were all friendly & very helpful. The room we had was a junior suite & for 3 women sharing was a bit on the small side but we managed. I would recommend that the hotel get rid of the excercise bike & replace it with a chest of drawers or another wardrobe !!!! Breakfast was really good & plent

  Were able to sleep 5 in one room for the night, very affordable, in the heart of the city, and easy enough to get to from the airport via the Alilaguna water service. We did have to haul all our cruise luggage through the streets from the stop, and over 2 canals, but was worth it in the end for the location.   This is my second visit to the wonderful hotel and it will not be my last! The location is amazing, only 1 bridge to cross with your suit case from the water stop, situated minutes from San Marco and the Grand Canal. We were initally concerned it was going to be a dinghy place but we were pleasantly surprised.
