nice location,affordable price,clean and needy,responsible stuff
absence of parking lot in the building, absence of laundry machines on the site
Location and value for money ... you cannot do any better
Maybe the fact that the car park was a block away - but that didn't bother us, just cant think of anything else
Cheap
Not super comfy...
Really great location and a very comfortable bed
For a cheap hotel right in the middle of Banff ave this was perfect. I would stay here again.
Rooms were small and dated.
Great location in downtown Banff; Good basic accommodation for a reasonable price.
No place to return key for early checkout.
the staff behaviour was excellent moreover the loction found ideal..
room size and bathroom size need to be extended
Location, price
Clean and updated. Good value.
Room was to hot.
Locality Convenience Friendly staff
the staff are very nice and accommodating and the room is clean.
the hotel is old and facilities are not working well.
A quality room and good service.
The location is perfect just in the downtown. The room is fine
-It is a small hotel -No available staff in the hotel after 11 pm except for emergency after calling them. -There was a bed bug which was really a shock for me
Location very central. Secure parking available, $5 per 24 hours. Helpful staff.
Microwave was in the hall not a communal room as stated on website.
Location was perfect! We didn't mind the price of 125.00 for August as it is peak season. Comfortable bed. Parking lot was not that far, half a block so not bad.
Could not control air conditioning and was cold. Bed bug cups kind of strange but better than being eaten by them.
Proximity
No pool!
THe location
Very expensive and no breakfast . Room could have been better for the price
the location was great and the room was cute
There were bed bug cups under the legs of the beds which freaked me out but we stayed anyway. There were two dead bugs in one of the cups
Fantastic location, friendly, helpful staff
I liked that the staff were super-friendly and knowledgeable. It was also affordable and in the center of town (I.E. very convenient/short walk to restaurants, laundromat, drugstore, parking garage, etc.). I also liked that there was a refrigerator in the room.
The bed was a little uncomfortable on the sides and there were some noisy guests. The room was small, but it didn't really bother me.
Staff very helpful. Rooms clean. Dead centre of town, close to everything. Go over road to hotel/Italian restaurant for breakfast.
No car park, but public over night parking a block away, may put of some American vistors but us English don;t mine the walk.
very large room king size bed view on the street and mountains rather calm location in the center of Banff very close free public parking large choice of restaurants and stores nearby good value for money in Banff
Noisy air conditionning impossible to trim or stop lack of pieces of furnitures : no table, just one chair
Friendly, helpful staff. Budget accommodations in what can be a very expensive tourist town.
Moderately priced, clean adequate services. Convenient location
The staff were very friendly and helped out with all of our questions such as the best places to go, things to do and where to eat.
Actually I liked everything. The staff was really helpful, providing me with all the information I needed to make the most of the city.
Room was good value for money
Check in was easy and friendly, room was clean and better than expected (given the cost). Very good value for the money. Good free parking option which is close to the hotel.
There was nothing I didn't like.
Great location for a hotel, right in the middle of downtown, near the shops and restaurants. Smaller hotel and great for your budget as it has the same amenities as other hotel just not as "fancy". There is free indoor parking just behind the hotel and if it is too busy, they have $5 parking underground. Great overall experience who those want a comfortable and simple room that won't cost you a fortune!
Room ok. Everything very clean. Helpful staff.
Wifi was perfect n beds were comfy!
Location Price Friendly staff

Location, price, value
Bed was comfortable. .location was great..
Noise of near by walking in hallway. .housekeeping didnt clean room
Generally the room was very well cleaned but I would suggest that the hotel's carpets be shampooed. The room was relatively small but had everything that was needed and a bonus is that the windows open to let in the fresh air.
The reception does not represent the hotel well. There are boxes piled up and the area did not appear inviting.nor clean.
Location.
In need of updating.
Room to small for the price. Over priced.
That it was on the main road & close to all amenities.
Almost everything. The beds were uncomfortable, the room was small, the bathroom needed to be upgraded (chips in the shower & grout missing). Only 2 teabags for 2 people & no proper creamers (just powder creamer...yuck).
Liked the location and staff were very friendly.
I realize it is an old hotel but they need to upgrade the carpets furniture and mattress You have to walk a block to park. Most travellers would like you to include parking instead of a small upcharge as it make the hotel look cheap.
Was a little hesitant due to the age of building but for the value it was good. No problems and on main street.
One of the less expensive places to stay in Banff during the prime summer months. Great location on the Main street in Banff. The bed was actually quite comfortable. If you're looking for high class don't stay here, if you're on a budget and need a place to sleep, you can't beat the location.
Room is old/dated, the furniture looks like stuff that was bought at a garage sale. We had a horrible view of air conditioning units and a parking garage. Probably one of the reasons that the room was less expensive.
Location
Beds werent comfortable; Alot of noise at street outside, although i was at second floor and windows were close; Doors need sound proofing; there was so much noise coming from corridor/lift lobby; Overall experience is "Not Value for Money".
Amazing location right in the centre of downtown Banff, very convenient for bus tours and sightseeing
Our twin room at King Edward Hotel was not quite as clean as we'd have liked, there was some dust and dirt left behind by the cleaner
The staff where friendly, and in a great location, room was ok
Nothing it was all good
Its location in centre of town.
Its a little overpriced as it could do wit a face lift, but is ok for a short visit
Location Availability ( as there were no other hotels available in Banff on this day ) Heritage building
Price Rooms a little "tired"
location
way too expensive on relation to the room and the hotel itself, I wouldn't go back to this hotel
The location was great. Right at the heart of all the down town hotspots.
Did not like lugging our luggage a block away. And they seriously need to replace the screens in the windows to keep out the mosquitos since they have to be open because there is NO AC.
Th room has bedbugs
