Comfortable room with nicely stocked breakfast and snack area including fresh fruit. It gave the appearance that care has gone into making a pleasant guest room. Near a bus stop and easy to get in at any time. Free fairly quick reliable wi fi. A sure bet for a decent stay in Edinburgh. The host family is really nice. My friend needed to extend one more night in Edinburgh and the family went out to help him secure another budget room outside their own Guest House for one more night. Very touch and pleased with such act of kindness. Really appreciate it.

Super friendly and accommodating owner, 10min walk downtown, verrry economical, depending on what you're looking for, treatment, location and price outweigh the minuses. I loved the simple room in the attic and have not slept so well in over a month of travelling. Can't wait to revisit it!. Friendly reception. Well placed for access to the city centre. I liked the breakfast provisions - very nice thank you!. Friendly and helpful staff, all room amenities provided, good central location, good budget accommodation. The owners are very helpful and friendly, the wifi worked okay, the location is quite convenient. My single room was tiny but had everything I needed. Would definitely come back. Although it is a bit far if you walk from the city, it is still a good location. Just need to find the main route and just walk straight down and you will locate the Guest House. quite tired and in need of modernisation, but everything you need for the money. If you want a palace go to the balmoral. if you want a comfortable budget room with friendly owner, come here. small room and shower, breakfast in your room, eating by yourself not great. All was fine. Some areas could do with sprucing up. Dated decor. I could hear people talking and moving around in the neighbouring room to the point I could even pick out words. Found this irritating when trying to sleep. Sound proofing poor. Very limited parking. The shower (an instant local heating kind) was either too hot or too cold. I couldn't figure out the controls, but I don't think it was stable, either. Nothing really. On a main road and I'm not used to traffic going by. Needs renovating.
