Excellent availability and welcome from the owners. The rooms are spacious and full of little attentions for the comfort of the guests. It is perfectly located, at a short distance from everything and Christian an Roz certainly know how to make the stay nice and easy.
Good location, walking distance of city centre, but located in a quiet residential area. Clean room with nice shower. Good bed and thick curtains.

Location excellent. Flexible and friendly staff. Who helped us make the most of bath and made sure we has free parking. Only a 5min walk from the centre. Would definitely stay again. Great price and very clean.
We stayed in Room 4 for 2 nights. Lovely room and great shower. Nicely decorated and clean.Owner was very friendly and helpful. Great location - 5 to 10 min walk to Roman Baths. Would definitely go back.

Fabulous attention to detail made for an easy and comfortable stay. Bath was very easily accessible in 5 min walk. The people in charge (relief staff) were very helpful.

The guest house was well kept inside (in the main areas) with a nice front terrace and friendly owner. The guest house was situated in a good location, walking distance from the city and felt relatively quiet and safe, off from the main road.
Owner greeted us warmly and took the time to explain the area to us and gave us some suggestions on where to eat.

The mattress we had was very soft and quite difficult to get a good nights sleep on.
My TV did not work and there were no staff available to put it right although I tried to find someone on various occasions.

Limited parking and although we had a parking permit, once parked we realised that if we went out in the car it would be almost impossible to return to that road. Parking else where seemed just as bad. So we didn't use the car. Not a big problem but a small one.
The room was very small and the furniture and decor needed updating and modernisation / deeper cleaning. I was unable to have a hot shower on the last day of my stay as hot water did not come out despite letting it run for many many minutes. The toilet ourside the room was ok but the floor was not clean and it was quite cold. The bookcase is not in the room as it appears on the photo. No common areas I believe to socialise or sit also.
Only two bad points were that their was no breakfast included and the bed was too soft.
Everything else was fine.
Not quite sure of prices for Bath this was budget room and possibly a little overpriced.
The room next door loud tv at 1am, plus there snoring, like they fell asleep watching tv, the shower filled up with water while u showered, it didnt really drain. The pillows where really bad......flat, they were fiber and uncomfortable.
The room was small but sufficient for our stay. Parking is a problem.

were leaving (to pay). However, she left a note in the door for us so we
could get in. Bed was very hard, room was tiny, en-suite was tiny. Not
that clean either. I would definitely not rate it as 4 star.
