  The Hotel Ai Due Principi has a fantastic location, very near St Mark's but on a quiet, beautiful canal. It has an old façade but was obviously gutted and totally redone inside so the rooms and bathrooms are very modern and comfortable. It is family run and the staff could not have been more helpful with recommendations and extra requests. Very nice hotel, very friendly and helpful staff. The hotel is not easy to find (actually - nothing is easy to find in Venice except main landmarks) so be prepared to walk aroung for an hour or so until you get used to the location. Hotel has it's own pier so it is very easy to get if you take a water taxi or private boat from aiport or train station. Overall - will recommend the hotel.

Unique design of room #401 (with stairs up and down to bathroom which was a shower only(but beautifully equipped) made it a little awkward to navigate. The bathroom was a bit small but very clean. The walk to the main areas of the city was about 10-15mins and very pleasant.   We loved staying in this gracious palazzo. Very friendly staff who treated us like family. nothing was too much trouble. I also liked the location, away from the main tourist area but only 5 minutes walk away. The garden is also wonderful and we eat breakfast out in the sunshine each day. The staff and management treated us like family friends rather than paying guests and it was one of the friendliest hotels I have stayed.
