We called up to the hotel and they asked whether we wanted to cancel our booking. They also said that despite flood the hotel had no problems and they were looking forward to their guests to arrive. Unique design of room #401 (with stairs up and down to bathroom which was a shower only(but beautifully equipped) made it a little awkward to navigate. The bathroom was a bit small but very clean. The walk to the main areas of the city was about 10-15mins and very pleasant. From the hotel it is only a 4 minute walk to the Fondamente Nuova to get boats to Murano and Burrano. 3 mins from a main shopping area with cafe's etc.Staff were excellent.

  We loved staying in this gracious palazzo. Very friendly staff who treated us like family. nothing was too much trouble. I also liked the location, away from the main tourist area but only 5 minutes walk away. The garden is also wonderful and we eat breakfast out in the sunshine each day. The staff and management treated us like family friends rather than paying guests and it was one of the friendliest hotels I have stayed. Nothing was too much trouble and there were many little extras provided free of charge, which only added to the pleasure. The room was wonderful, full of atmosphere and beautifully appointed. I would recommend the hotel to any of my friends without hesitation.

  Great B&B. Very clean and quiet. It's a 10 minutes walking from the train station, with the suitcases. There are 2 bridges in between, the big one right out the train station and a little one after so you may suffer a little with your luggage, but thats normal in Venice. Go straight on the street in front of the stairs and take the 2nd left (its the l - It is near the St Lucia train station and the attractions on the islands. It is about 15 minutes walk to Rialto market. We stayed 3 nights and went round almost the whole Venice by foot.
