  The room is spacious and very clean with excellent facilities. It is located in a very convenient area, which just takes several minutes to central Venice. They also offered breakfast buffet in a dining room which is very nice.   As many reviewers comment, the entrance is sparse at best. The entrance is no indication of the hotel once you get up the stairs. We aren't sure why some reviewers comment harshly on the stairs... Nice to be able to put all 5 of us in one room. Staff were very easy to work with and accomodated some special requests and made good recommendations for dinner, sight-seeing, etc..

  The fact that was a residence. How often can you stay in a Venetian home? Carpets were a bit rundown and the lighting could be perkier but overall the stay was fab. There is no staff to speak of but the one man who signed us in was very efficient.   The staff was quite friendly and helpful. The location is central, at the edge of the Rialto between the tourist/attractions and quieter neighborhoods. The hotel map is very helpful, except a few confusing mistakes: 14 is Guggenheim, not Goldoni, 13 is wrong too. Please, review your map. - location was good.
