  Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). We stayed in the Artist room which was neat, quiet and very clean, with a lovely view over the canal. The - In one word - Excellent. Location - perfect (near San Marco square, but on the small quiet street). Room - clean and cozy. Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included). Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.) Owner - intelligent, polite and friendly person with great sense of humor. All together this will make your stay in this hotel perfect.

  This is an good hotel for a family. The hotel staff was excellent! They really went out of their way to accommodate us. We also enjoyed having a family room as these are hard to come by. Location is perfect, only few minutes walk from P. roma to our hotel and like walking around a building where we catch our shuttle, people's mover to our cruise ship. Vaporetto or water taxi is just outside the hotel. A grocery is close by where we bought our bottled water and food supply. We chose to walk via academia to rialto and P. mar - Coming from the airport by bus around 9pm, this hotel was close to the drop off point which was useful with roller suitcases. It was great waking up to the canal boats going about their business, after we had enjoyed a comfortable nights sleep.
