  Absolutley stunning views, perfect location (4 minutes to P Le Roma, but quiet near a church and a wonderful square with fantastic restaurants and great service). We arrived at 23:00 and were greated with a smile. They even provided us with a selection of breakfast cereals and croissants as a "present."   The staff there was attentive and extremely helpful. They carried our bags up the stairs (yes, stairs, no elevator), but what do you expect for a smaller and quiet little nest out in the heart of Venice. Wifi is free and its fast!!!   Staff is very nice, friendly, eager to help and go extra step-and-mile. They are all fluent in English Whenever I would stop at the lobby and ask for a cup of coffee or tea they never said "no".   The location is perfect. The staff, especially main guy (goatee guy), were v. helpful and friendly. They arranged our gondola ride and answered our questions fully. The bathroom was clean and seemed new except for the broken shower door (it still worked, but was coming apart).   The hotel is positioned in a quiet side street and was a tad more expensive than we usually pay for our city breaks but we thought it was good value in relation to the other hotels in the area. The staff were all friendly & very helpful. The room we had was a junior suite & for 3 women sharing was a bit on the small side but we managed. I would recommend that the hotel get rid of the excercise bike & replace it with a chest of drawers or another wardrobe !!!! Breakfast was really good & plent
