A very warm welcome from the hosts. A lovely hotel and rooms clean and functional. Very close to the City Centre either by walking or taking one of several buses from the nearby bus stop. Lots to see in the City with plenty of historic buildings. Plenty of bars and a good choice of eating places. Locals very friendly, helping us when we were lost and advising us on where to eat. The staff was super friendly and service was great, food looked and tasted just great for the price u pay, shower head was broken in our room on arrival, upon telling it was fixed by the time we got back.
It was very clean, and the house is 150 years old and has a real Victorian feel to it, the ceiling is just wonderful.
The info we got is some of the best i've seen and gotten in a B&B its complete and one piece of paper has everything you need.
You were made welcome from the minute you set foot on the property.
Christie was a fantastic advert for the place, friendly, smiley,
respectful and very knowledgeable about the city and good places to eat.
She had maps ready for you and great suggestions for eating out -
especially liked the Salisbury Pub/Restaurant. Breakfasts were
excellent - such an appealing look to them and they tasted great. They
really set us up for the day.
Our host was charming and very welcoming - on arrival we received a map together with details of relevant bus routes, recommended restaurants, etc. Breakfast was excellent. Very handy location - well-serviced by public transport, and only 20 minutes walk from the city centre. Lovely building, and we had a nice room with a pleasant outlook. Great bathroom. Thoroughly enjoyed our stay!.
Very friendly staff, especially Irene, her level of hospitality was unmatchable. The breakfast had wide range of options and was always prepared well. Irene also gave options for places to eat out, places for jogging, etc. Irene was always full of information and offering advice. Rooms were also very comfortable, clean, with good bathrooms.
Staff were very welcoming and friendly and provided useful info as regards to public transport. Hotel was very clean however the shower head was a bit loose and needs fixing. Breakfast was first class and well cooked. Locale was great with easy access to centre. Would return and recommend to our friends.

Staff were very friendly and helpful. Even provided a local map with local amenities on including pubs. Easy distance from city centre either walking or by bus. Rooms very clean and comfortable. Good breakfast provided. Ample car parking at rear of guest house.
the warm welcome we received felt like home from home. The fab breakfast set you up for the day and Christina was a fountain of knowledge. The rooms I can say were spotless we felt that nothing would be to much trouble. We will be back excellent value for money.
The owner is absolutely lovely and most helpful. Very clean room.
Don't worry about not being right downtown. There are four different
buses at 150 metres from the B&B that gets you downtown in less then
10 min, And I never waited for longer than 7 minutes.
Traditional setting and fittings, making most of classic building
without adding too many modern frills.Friendly greeting and quality of
food. Room to park and forget car. Proximity to city facilities. Warmth
and ability to control heating as required.

The owner was amazingly sweet and accommodating! We had to switch one
room because the bed was a bit to firm, they changed it without haste
and no-up charge! Breakfast was prompt and delicious.
Staff was uber friendly and resourceful. Helped orient myself in the city efficiently and quickly. Making my stay that much more productive. Food was awesome too! :).

Location is a good 20 min walk from Edinburgh which is quite the walk, and the walk over there aint all that great either, lukkely you can take the buss, but u should of walked it once the scenery change in a single street is simply amazing.
The walk into the city was just a little bit too long - possibly add
some information on local buses. But really this is a minor point next
to the overwhelming good things.
Breakfast times could be more flexible?.
there was not a thing.
- As I was on holiday, coping with a breakfast time of 8-9 am (though 9.30 at w/ends) was a bit of a struggle (I'm usually a late riser !), though I appreciate it's not a hotel
- Shower was a bit temperamental, veering from being too hot/cold at times, and also difficult to turn on/off, due to taps being too close to the wall
- Situated on quite a busy road, so a bit noisy in front-facing room
- Decor could benefit from some refreshing/updating.
Wish they took Amex:(.
Don't have much to say negative about it. Maybe that the shower pressure was a bit weak for my liking! lol that's how good it was.

I was not walking distance to the city core, I needed to take public transit for a 20 minute ride. I did not realize that it was this far out when I booked it. It would have been fine if I had more time in Edinburgh.
One morning, I did not get any hot water in the shower, although I could get a bit of lukewarm water in the bathtub.
