  Our room was at the Biasin side, first floor with great views on the bridge and canal. Newly renovated bathroom, spacious 3 pers. room. Wifi worked in the room too (above the lobby).   The location of this hotel was superb, only minutes from St Mark's Square. It was very clean overall and the room was very nicely decorated, very comfortable and very quiet. Breakfast was excellent with plenty to eat, lots of variety in a delightful breakfast room.   The location was excellent as expected however the staff at the front desk were extremely helpful...this was somewhat surprising after reading some poor reviews but very very welcome. - The Hotel was easily accessible from the Waterbus stop and near restaurants and bars.   -True Venice experience! The hotel is located on one of the small canals, so finding the hotel was an adventour in itself. Its entrance is located on a small side street and you walk through the ground floor of the building (past the canal boat entrance) to get to the rooms. We made the reservation at the last minute so we didn't have many choices. The room was big. The decor was a little strange. The breakfast was fine. Did I mention the staff is very friendly?   This bed and breakfast is very close to the San Basilio port where our ferry docked. It's a good thing the staff on the ferry explained to me that there is no rhyme or reason to the numbering of buildings in Venice, only that it will be in a certain area. We had booked a room with private bathroom and we ended up having the room with the bat - The staff is very friendly, we loved fresh bread for breakfast)) The B&B is located in a quite area close to St.Barnaba square, though it's not easy to find it since the numbering in Venice is beyond logics)) and the address consists of the name of area and building number. My advice would be to get a detailed explanation before checking in and having a detailed map. There many places to eat around working until late nite.
