The location was excellent, the staffwas helpful, nice, informative, and spoke excellent english, the roomwas perfect, quiet, well appointed and the inclusive breakfast wasamazing.   Staff were friendly and welcoming, Andrea gave us really helpful advice on places to visit, transport, and where to eat which enabled us to get the most from our short one night stay in Venice. Rooms were quiet, clean, comfortable and characterful. Breakfast is quite basic, but fine and included fresh rolls and croissants. There's an authentic coffee shop across the road with an amazing Venetian coffee at Eur1.20! I couldn't believe my eyes. Quite a local neighbourhood, so you can get a sense of where local Venetians go if you get up early in the morning for a walk!

  Maria at the front desk was amazing!!! So cute and sweet, she doesn't speak English yet you have no trouble understanding her. Breakfast was basic but with an excellent italian coffee -- served in our room every morning.

  Great B&B. Very clean and quiet. It's a 10 minutes walking from the train station, with the suitcases. There are 2 bridges in between, the big one right out the train station and a little one after so you may suffer a little with your luggage, but thats normal in Venice.
