I slept at the Americas Best Value Inn Downtown Phoenix for two nights in February 2013. I really liked the nice rooms where you feel very comfortable. Location is really good, you're 5-10 minutes walk (young couple ;) away of the center of downtown with a lot of options for restaurants, shops & attractions.
You can see they are trying to put new life into downtown Phoenix. It will take more time but it's already worth visiting.

The location is perfect for catching the train to the downtown area. We used it to and from the ball park. The staff was very helpful and friendly.
