During our holiday we visited four establishments and this was the least expensive but we had a large, clean room which had good storage and a comfortable bed and was charmingly decorated in restful colours and equipped with a superb shower. The coffee served at this bed and breakfast was far better than at the other three, more expensive places. On arrival I was met by a senior member of staff who booked me in ,
gave me directions etc. On asking another member of staff if there
"was a bar onpremises" he replied no but that guests would
be made welcome in the local cricket club across the road. This was a
great facility in which to unwind/ relax away from the noisy bars
of Jesmond. A good selling point for future residents( maybe you
should incorporate free guest passes into the cricket club as part of
guests stay.
Very clean and comfortable accommodation with nice view overlooking the cricket club. The owners were friendly and helpful and made us feel very welcome. A 25 minute walk to the city centre which saved us having to use the car. We were able to park our car just around the corner and the owners provided us with the permit for just £1 per day.
The relaxed atmosphere and the friendly staff. The Full English Breakfast was excellent! High quality ingredients (including a very fresh egg) very well cooked. Also the reciprocal arrangement with Newcastle Cricket Club, literally just across the road, which keeps a jolly fine pint of real ale. Great for cricket in the summer too.

Staff really freindly and helpful, room lovely and warm, water nice and warm, food excellent good choice and given they options of just what you wanted. Allowed in and out all day during your stay.

Really friendly and helpful staff, nice relaxed atmosphere. Room and bathroom were spotlessly clean, with comfy bed. Breakfast had good variety and fresh cooked to order.

The Avenue is a 5min walk from Osbourne Road, it was quite clean & had a nice view over the Cricket Ground. The room had a Clock radio so we could have music & a powerful shower. The bed was very comfortable & the room had decent facilities.

The mattress was a tad to soft for my liking, but that's a matter of personal preference. It wasn't in the least bit uncomfortable, I just like a firm bed.

One night there was noise from a house party down the road, but this is beyond the control of the hotel and the manager went out of her way to enquire if it had been a problem.
Curtains did not block the light, needed eye mask.

Being married double-bedrooms would be better than twins, my wife would prefer a bath instead of a shower, room was quite cold, heating was on a timer.

My only criticism is that the mattress was in need of replacement - I didn't sleep too well as the springs were sticking in whichever way I lay and you could feel them when you touched the surface of the sheet.
Breakfast was slow (I'd eaten my food before my friends was served), the shower head was in need of a clean & the TV didn't actually work unless you wanted to watch a DVD.
