The apartment was excellent, spotlessly clean and we were very impressed with the layout. It was very quiet with no night time noise and in an ideal location for exploring Edinburgh. Would definitely stay there again. It was situated in an excellent location.Only 5 minute walk to the royalmile. Liked the relative quite of the apartment. location,price. I was dubious about conditions at a student hall of residence but I was extremely surprised when we arrived. The apartment was luxury, the flat was big, everything was modern and clean and you couldn't fault anything about the accommodation. The independence of having our 'own' flat. Accommodation was of excellent standard.The room was very clean with everything we needed. And very close to theroyal mile. I haven't seen any personnel. Excellent location. Good price.As it was a working trip - it was terrific to be left to our own devicesand have the independence to come and go as we pleased without worriesabout room service or being disturbed. The location of the apartment wasalso fantastic as we were a ten minute walk from the heart of thefringe. It was clean, cheery and the one site staff were lovely. Excellent apartments. Clean, neat, with all facilities you need(microwave, washing machine etc). The quality of the appartment , the postion , the easy andcomfort check out. Ex. Location, very clean room and a peaceful enviroment.It is so near to Holyrood house. Since the building normally functions as a student residence it can get loud at night with people coming in and out. However, if you can get past this, the hotel is very clean and has an excellent location.We went on a bus tour throughout Edinburgh and went to see some music festivals. Proximity to Fringe Festival events. Location, space compared to other European accommodation, newness, and that it was being used in term break raqther than being left vacant. Not the apartment but quite a long way from the nearest supermarket, 15 - 20 minute walk to Sainsbury, and in rain you get a bit wet (without any car).Even though there was a good range of crockery (plates, bowls), cutlery and cutting utensils, we could have done with a bit more such as a sieve/colander and pyrex dishes. The fire alarm became a frequent foe. For completely unknown reasons, all people had to evacuate about every other day. A litlle sugar, salt and tea bags/coffee will do. Now we left them (like everybody) behind and new tenants have to buy again.I was not informed that I had to pick up the keys from a different partof Edinburgh, we had to pay for another taxi to a different place and byall accounts we were not the first to encounter this problem. Thereceptionist was extremely rude. And during our stay the fire alarmswent off every single night. Not condusive to a working trip. Some people may object the location of apartments, as it is in a darkand spooky alley.Advice on how to use the washing machine (how long it takes to complete a load, what choice of cycle there is, etc. The pick up point for the key is so far away from the actual resident. I would suggest you to take a taxi if you have heavy luggage. The apartment is actually a student resident, wasn't situated at the best location. However, once you know how to get around, it is easy.It was Student accommodation and this was not stated anywhere. Expensive for Student Accomodation, but very new and comfortable. No bath. We could only get one key, we would have liked two. Some of the 'rules'felt a bit studentish: we were told there would be a call-out fee of £75if we mislaid our key, also there was a note inside which said the roommust be left 'clean' or there would be a charge. You do not expect thesekind of 'rules' in a hotel.You have to check in at the main office on Queen Street which is ½ hourwalk away from the apartment. This is not clear on the confirmationemail unless you read all the TandCs and I was one of many who had to turnround and find the main office. A check out time of 10am is outrageousand they will charge you an extra £20 to check out at 12 noon. Toilet smelled and was not fixed despite complaint, smoke alarms wentoff recurrently, the 10 am checkout time was ridiculously early, and the3pm check in time was cruel for those of us arriving after atranslatlantic flight. The Fire alarm went off 3 times during our stay. To have only one key for two guests (since there is no reception); itwas quite incovinient for us. Walking to get the key then to the apartment. Hotel alarm was tested at 8.30a.M. on Wed morning with no warning toresidents despite information given stating that test time was 9.30a.M.on Thursdays.The only bad thing was that the apartment was really difficult to find initially. I think the staff could have explained it a little better. We met various other guests who also had great difficulty! In addition we went a whole week with no towel change which wasn´t great. No information about parking aviability-rules in the area.Bit of a pain picking your key up from another location, apartment notproperly signposted and, directions given are useless, impossible tofind first time. Every time I went out, I bumped into a person wanderingthe streets lost and looking for them. Could only get one key eventhough there was two people staying. Checkout at 10am is strict and abit cheeky considering you cannot check in until 3. fire alarm, lack of loo roll. The fire alarm went off on several occasions very early in the morning. Beware: this is student accommodation. They use these student rooms ifthe students go home during university holidays. They are clean and new(in early 2008), but the fittings are cheap, E.G., the bathroom is aplastic box with a tiny shower. There is *no* wireless internet access,despite the description, and our cabled access was faulty. The beds arenot big enough for 2 adults.the fire alarm went of 2 evenings in a row at the same time for no apparent reason. Also we did not have any wine glasses or bottle opener and cork screw in our appartment. The check-in is about a mile away from the apartments. The company only gave one swipe card / entry key, even though we had booked for two people. Other apartments / hotels don't have a problem issuing more than one key - this company did! This was very annoying.Reception is a mile from the apartment. No response from Emergencybutton. Key did not open door. Fire alarm went off by accident. Musthave broken every health and safety rule in the book! God help guests ifthere is a real emergency. The bed was shockingly bad as it completely sagged in the middle, hencethe poor rating for comfort. My partner and I did not sleep well at alland suffered from sore backs throughout our stay.The walls in the apartment building were very thin, and you could hear everything both within, and outside the building - doors banging, people talking and walking up stairs, people leaving the pub down the street... It was very noisy, at all hours. The linen was horrible synthetic and very hot. The mattress was uncomfortable. The bathroom, though apparently clean smelt of urine. cleaning. the smell was teribble and far too many fire alarms because of not good working toasters.

The apartments have a vibrant and central location. Located in the Holyrood area of Edinburgh city centre, just off the Royal Mile, the apartments offer easy access to festival venues such as the Pleasance and George Square's famous Spiegeltent. The city’s famous Royal Mile is just 5 minutes’ walk away, as is Princes Street, Edinburgh's main shopping district. The Palace of Holyroodhouse and Waverley train station are similarly within easy walking distance.

These newly finished studio apartments have been decorated in a unique modern style. All of the studios have comfortable beds with bed linen and towels provided. Bathrooms are private and fitted with a powerful shower. The fully fitted kitchens include everything you need to be your own chef, including utensils, toasters, ovens and microwaves. Each apartment has a comfortable seating area with a TV.
Travelling information
All directions are to the office at 6 Queen Street, Edinburgh, EH2 1JE, where guests need to check-in before arriving at their apartment. Once they have checked-in, guests will be given keys and directions to their apartments.
By Air:
The office is approximately 8 miles (13 km) from Edinburgh Airport. Taxis are readily available from just outside the airport.
By Car (from Edinburgh Airport):
- Exit Edinburgh Airport on to East Field Road.
- Follow the signs for the city centre/Edinburgh Zoo.
- Go along Eastfield Road and then turn left onto the A8.
- Enter Edinburgh on Glasgow Road (A8).
- Go through the Drumbrae roundabout and onto Saint John's Road (A8). This will become Corstorphine Road (A8).
- Turn right on the Roseburn Terrace (A8).
- Carry onto West Coates, which becomes Haymarket Terrace (A8).
- Turn left into Haymarket (A8) and carry on into West Maitland Street. This becomes Shandwick Place (A8), which then becomes Princes Street.
- Turn left onto South Charlotte Street (A90), which becomes Charlotte Square and then North Charlotte Street.
- Turn right onto Albyn Place, and then turn left into Queen Street. Check-in at number 6 Queen Street (at the opposite end) on the right-hand side, next to the Jam House.
By Bus:
The number 100 Airlink bus runs regularly between the airport and the city. The airport bus departs every 15 minutes. Guests should disembark at the Waverley Bridge terminus (opposite Waverley train station). 6 Queen Street, where guests should check-in, is approximately 7-10 minutes’ walk from here.
