  although the guesthouse's entrance is located in a funny little alleyway, and you have to carry your bags up 2 flights of stairs yourself (no lift), our room was big and comfortable. There are 2 bridges in between, the big one right out the train station and a little one after so you may suffer a little with your luggage, but thats normal in Venice.
