We stayed in the Vatnsstigur 11 building, which is perfectly located just off the main street Laugevegur - close to everything, but not disturbed by nightlife at all. The location is very good as it is very close to the shops, church, grocery and iceland excursions terminal and main office. Room 504 is really nice with kitchen, balcony, living room and 2 single beds. I was very happy with the kitchen because it's got everything! We booked the smallest and cheapest available room (the double studio). When we arrived, finding our keys and room was very easy.
The room was small but very clean - the bedding smelt very fresh. We also saw a family studio which was bigger and again very clean and pleasant.
I asked to upgrade our room as I wanted a bit more space (the prices are very reasonable and I was happy to pay more). However when the owner and Thora heard it was the last leg of our honeymoon, they upgraded us to a 3 bed

The staff are really nice! They briefly explained where to go near the
guesthouse and in the city center when I first arrived. They clean the
house frequently so it's clean and tidy. They are keen to provide
some local tips like music and the local stores. Generally, I think if
you travel alone and don't want to cram into a 16-bed dorm, it's
a good place to stay with abundant space and good host to talk with.
