is a short walk to the beach (we enjoyed our coffee there in the
morning...with the sun and the view). If you don't mind a little
walk, you can even get to downtown Opatija. There is a grocery store
down the street. The view from the apartment is absolutely gorgeous.

We stayed at Villa Luppo for a couple of days in August 2013. I can only wish we had more time! Our family had a terrific time. Katia and Ivo are great hosts! Welcoming, very attentive to our needs, always ready to help. We arrived late, it was already dark, they met us nearby and directed us to the apartment. Talking about a room with a view, this is the best you will get for your money, you look down from the mountain side on a major part of the Kvarner Bay. The rooms are spacious enough and offer descent comfort. During the breakfast on the huge terrace, you can again enjoy the view together with the morning sunshine over the bay.

The place is beautiful, easy to reach but off the main road and 50 meters from the seaside.
The staff is kind, helpful and efficient. The rooms are clean and spacious. The bathroom has a bathtub for soaking.
The hotel has free access to a pool and a jacuzzi inside a greenhouse, so it's warm and comfortable even when the weather outside

(including my children, ages 6 and 4) feel welcome. We stayed in a two-
bedroom suite, which was very spacious and comfortable. The included
breakfast was diverse, and the kitchen was more than happy to prepare
scrambled eggs, bacon, and sausage upon request. For those with a car,
the location is perfect - we explored the entire Istrian peninsula as
well as parts of Slovenia.

We really enjoyed our stay at this hotel. Breakfast was maybe the best one that we've ever had in hotel. It was very variable and staff made sure that there was enough for everyone. Room was medium size, not too small but not big either. We had balcony and beautiful seaview.

I spent some days with my family (4 people) in a big apartment to have full comfort. I can give only the best notes for everything in Villa Roses: great location with fantastic view from balcony on bay and marina in Icici , clean , well equipped and comfortable rooms , amazing hospitality and support. We felt like home.
I recommend the place for everyone who wants to spend holiday in nice and quiet place , close to many attractions of Istria.
