The staff were amazing, so helpful,polite. The breakfast was greatplenty of choice and the full english was cooked perfectly. Very friendly staff, comfortable beds and close to city centre and river.excellent mattress, very comfortable. A nice warm welcome. Very clean and tidy. Good breakfast served quicklyand efficiently. Bedroom clean , light and airy with good facilities.Very friendly proprietor. Real family run hotel. Everyone was very welcoming and friendly.Nothing was too much trouble .Fabulous breakfast our daughter particularly liked the sausage butty! The room was basic but very clean and we understand it is to be redecorated soon. Would definately recommend.the guest house was convenient to York city centre,it had a carpark and was frankly cheap the accomadation was commensurate with the price. the owner was delightful very welcoming ,helpful and friendly. Large park (which also had playground) to the rear of the bandb socould walk into city along the river during the day - peaceful location. flexibility of checking in hours, come and go as you please. Good breakfast.the staff were very welcoming and accommodating, the family room was better than most in terms of space and beds provided - ie full sized single beds for the three children. breakfast was excellent with plenty of choice. My little boy loved the lady who ran the Guest House - she was very friendly and welcoming. She even gave him some bread to go and feed the ducks.Landlady was very friendly and tried hard. Would have liked a chairin the room to go with the one stool. Decor a bit dated but they are in the process of refurbishment. there was a smell from bad drains in our room but room was clean. No en suite room. the fact that we were not told to pre-book the car park so had to park on the street about 1/4mile away as they were all resident permit holders only!. Bathroom was too small. Difficult to use washbasin. Car park space was not reserved as too many cars to rooms due to beingbank holiday weekend so had to find a space in a side road, didnt causeany problems though. We happened to be unlucky enough to get the roomwhich had not yet been renovated however, this is due to be renovatedthis winter so shouldnt be a problem for future guests next spring. very dated decor - felt like we had gone back in time. Though I understand they are in the middle of renovation and we were just unfortunate we got one of the old rooms.I thought the hotel was very tired, no ensuite, very old fashioned and in desperate need of a make over. Maybe a bit basic. Our room was very dated. Our bed was extremely uncomfortable with a very old mattress which gave back problems after sleeping on it. There was a problem with the shower drains which meant our bathroom had an awful smell. We reported this to the owner who was very appologetic.
