The room was clean and tidy. Location is 10minutes from city and the
staff was really courteous.
For the price it was excellent, and 5 minutes walk from everywhere in Bath.
It was very clean and confortable and also the breakfast was good.
Spacious room, nice bathroom, convenient location to city.
It's reasonably close to Bath's centre, very close to a nice
park and the botanical garden. The people are very friendly and the

Spacious room 8, David was helpful, breakfast, car parking, easy walk into town, close to good day trips, and close to park.
The staff is nice with a nice breakfast provided. The location is not bad with 30 minutes of walking to the city centre.

There was a charge for the parking which I thought was quite unnecessary
as it is just behind the hotel.
The only if I can say negative thing is that we had to walk around for a long time before finding it because the address is coresponding to the block of houses and not the actually name of the street. As I also pointed out to them they shoud somehow also indicate the name of the street.
Wifi not working, staff wasn't as attentive as the staff at other B&Bs on our trip, breakfast did not measure up to the other B&Bs either.
We took one look at the very sparse offerings at breakfast and decided
to walk to Costa instead.

The attic room was really quite small. Not good if you are looking for a comfortable family holiday. It is quite inconvenient to carry your luggage up to the room because there are no lifts. The worst thing is that the shower often runs out of hot water.

Couldn't sleep properly throughout the night because I could hear the footsteps above me very loudly as well as people talking.
It all needs updating a lot of the floor boards very loose not got much sleep for the 3 nights stay.
room was either too cold or too hot, no proper shower and no heating in the bathroom.
the proprietor was unfriendly, unhelpful, and a weird-do; our room contrary to the advertisement was ridiculously small and dirty, overall a very unpleasant experience.
Small pokey not very clean breakfasts were poor and parking arrangements failed to deliver despite email and phone confirmation - not a great stay.
