It was really comfortable to stay in Villa Italia. Everything but shower was better than we had expected. There are TV, fridge, oven and coffee maker in the room. Convenience store opened for 24 hours is locating next to the hotel, so we could buy everything we want even in midnight. Bus stop is about 5 minutes by walk and you can go to the hotel zone from the bus stop directly. Hotel staff can speak English and they are very kind and helpful. Great location if you want to avoid the touristy part of Cancun.
Walking distance to the probably biggest shopping mall in Cancun with a huge supermarket.
In front of the bullfighting square with many restaurants and bars around.
Harbor to Isla Mujeres cheaper from town than from the tourist sector and reachable within 5 minutes by taxi (2-3 USD)
Generally transport is very cheap and taxis are readily available if you need them to move around.

3 flights of circular stairs with luggage, no elevators. Was a friday
nite and nearby bar had amateur music nite till 4am.
