  This short break was booked for my partners Brithday , we stayed for 2 nights. The room we had was a deluxe double so I can only comment on that type of room , and it was very lovely , large and airy and extremely comfortable. The hotel has a lovely feel to it , it is charming and the environment is completely relaxing. I particularily enjoyed chilling out in the drawing room wit - Everything - didn't want to leave! - log fires in all the main rooms and even some bedrooms - not to be missed is afternoon tea and the knowledgeable bar staff who will educate you in their stock of whiskies and biggest selection of gins that we have ever seen.So peaceful - Duke and Scottish borders should be very proud

  It was genuinely nice place to be. The staff were lovely and the decor was simple but in very good taste (subjective). Food was excellent and reasonably priced and the breakfast was Superb. I know this can't be guaranteed, but the other guests were pleasant and interesting too.   My second stay at this hotel. This is a big old Scottish house and feels very special compared with many of the more "standard type" hotels I stay in when travelling on business. Breakfast was excellent with the finest presentation of a plate of porridge I have every seen. Lovely!!! Food and bar prices seem a bit high compared with room rates but,... hva folk sier » overall, I was happy with value for money. Would certainly like to return. - The extensive and comfortable public rooms and lounges. The substantial area of the double bedroom. Good food and a well stocked bar. Attentive and friendly staff, (special mention for our delightful breakfast waitress) Drying facilities for fishing, secure storeage/cleaning facilities for shooting. Super grounds and proximity to the Abbey. The speed of response to a maintenance issue. See opp.

  Nicely positioned, within walking distance of town but just out enough to be quiet. VERY friendly! Simple rooms, ours was a small ensuite, mega power shower but all very clean and fresh. We used it as a base to tour surrounding areas, perfect for our purpose. Good breakfasts, nice evening meals.   After conversation with the owners we ended up staying at Coldstream Bank House rather than Duns House, as it was more convenient for us. It was excellent, beautiful accommodation, very comfortable and a lot of thought had been put into the rooms.
