Everything! The location across from Waverley Train Station, the superb set-up of the apartment, the high-speed internet, NetFlix provided free of charge. This place is a gem. If you're not looking for an hotel room, this is the place to go. As of next summer, the new Edinburgh Trams will be rolling in front of this flat. Super experience. -

... hva folk sier » studio apartment was ideal for my needs and was very nicely furnished. The small kitchen area, which you can close off behind doors, is perfect and had everything I needed. There is no cooker but a good quality built-in microwave. The bathroom was large and modern and the living/sleeping area was bigger than a standard hotel room.

We stayed in a recently refurbished rom and it was very comfortable and quiet. A new large shower cubicle and shower had been installed and was very welcoming first thing in the morning. All Staff were extremely friendly and informative about services on offer in hotel. The room was fitted with a card controlled electricity system which was great

Everything was fabulous!The hotel was very clean and nice, the position couldn't have been better, close to everything, great view. The room is brand new, with modern decoration and fully equiped. We apreciated very much that there were facilities in the room to make tea, coffee or hot chocolate and they provided as water for free and even cookies.I strongly recommend this hotel!

Location is perfect. They are installing tram lines in the street but it still has access if you are arriving by car or taxi. Its a short walk to Waverly Station and all main tourist attractions can be reached by foot if you like to walk.
Room was excellent, breakfast was great. Did not try the restaurant at night but menu looked good and fairly priced.
Staff were all very friendly and attentive.

Sentralt beliggende - The decor was great in the hotel. Was lovely and the staff friendly and helpful. It felt tremendously homely and the bed was so comfortable. Some of the reviews I had read portrayed the hotel badly, I would say totally ignore this - it is a great hotel.

Definitely best choice for Edinburgh. Have stayed at Balmoral 3 times already, and every time was an exceptionally pleasant experience. Love the superb location, warm and welcoming atmosphere, excellently polite and helpful staff, relaxing SPA area. Strongly recommend Number one restaurant for a delicious haute cuisine dinner.. -
