Excellent location and standard of room - delightful quiet part of Venice, very helpful staff - Umberto met us at the vaporetto stop and helped us get our bags to the hotel. The room was gorgeous with beautiful canopied bed and large bathroom all just completed.

The staff there was attentive and extremely helpful. They carried our bags up the stairs (yes, stairs, no elevator), but what do you expect for a smaller and quiet little nest out in the heart of Venice. Wifi is free and its fast!!!

The location is great, next to 2 vaporetto stops, Ca'dÓro and F.te Nove (you can get to the airport easily from the latter), and yet it is not in a crowded, touristy location.
The place is very unusual - in the 2 days we were there, we saw an exhibition of photographs / textiles in the entrance (as part of the Venice Biennale), and we also witnessed a dance (tango!) in the main hall. Andrea is a good host and very helpful.

Breakfast was very nicely tended and the staff was amazingly courteous at all times of the day (even late night). The location is fantastic (5 minutes from Rialto bridge and 7 minutes to Piazzo San Marco). There is plenty of shopping and eats in the area. There's an authentic coffee shop across the road with an amazing Venetian coffee at Eur1.20! I couldn't believe my eyes. Quite a local neighbourhood, so you can get a sense of where local Venetians go if you get up early in the morning for a walk!
