Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). Location - perfect (near San Marco square, but on the small quiet street).
Room - clean and cozy.
Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included).
Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.)
Owner - intelligent, polite and friendly person with great sense of humor.
All together this will make your stay in this hotel perfect.

The hotel is in a quiet area very close to St. Mark's Square. The
reception staff were friendly and helpful. The lady in charge of
breakfast was always smiling and produced excellent cappucinos. One of
the party was coeliac and gluten free cereal and breads were provided.
The room was spotless and very well appointed for a three star hotel.
The water taxi and Vaporetto stops are only a couple of minutes away and
most of the major attractions are within easy reach. I would happily

This hotel was our favorite from all of our hotels this trip. The location was perfect for walking everywhere and easy access from the water taxi at Rialto bridge....just remember to turn at the Disney store and you'll always find it!
We did eat in the restaurant one night and it was very good. Our waiter was excellent and I'm pretty sure he is the only Italian waiter to have smiled at us our whole trip (no joke!)
We also had a couples massage one evening. Though I would not say it is a "spa"
